Every real estate agentā€™s business plan should begin with a mission statement, identifying your values and why your business exists. 2. Conduct a SWOT Analysis

SWOT is an acronym that stands for a businessā€™ strengths, weaknesses, opportunities, and threats. The primary objective of these four elements is to assess a business by evaluating internal and external factors that can drive decision-making and help you make more money . Conducting a SWOT analysis as you develop your business plan for real estate uncovers opportunities to differentiate yourself from the massive competition currently on the market.

Strengths & Weaknesses

Strengths and weaknesses are internal parts of your organization. Strengths identify what product or services you provide better than others, your access to resources, and items that benefit your customers. You donā€™t have control over changing the opportunities or threats, but you can develop a practice to anticipate and protect your business against the threats.

When you complete your SWOT analysis, use it as a guide when creating strategies to meet your business objectives. To gain the most benefit from creating a SWOT analysis, make sure you are being realistic about your business and evaluating it in its present state. 3. Set Specific & Measurable Goals

You’re ready to set some business goals after clearly defining your mission statement and SWOT analysis. Goals can help set the tone to increase your performance and drive your business in the right direction. Your goals should have a definitive way to show progress, which can be a prime motivator to keep you on track to achieving them.

Each goal should follow a pattern to identify set criteria. This will ensure that your daily efforts are performed to meet business objectives within a set period. A way to do this is by using SMART goals:

Examples of SMART goals for agents or brokerages:

  • Increase closed transactions by 20% to a total of 150 deals within the next year
  • I will ask all closed clients for a referral and review within 30 days of closing the deal

Goals can be split into short-term and long-term goals. Short-term goal lengths vary between days and weeks but do not exceed six months. Short-term goals can also be worked on simultaneously with long-term goals. Long-term goals can take up to six months or more to complete and require careful planning and perseverance.   • Estimate projected marketing budget
  • Know your geographic farm area data and identify your target niche audience

April 24 shouldā€™ve been a great day: After nearly six months of disagreement in Washington, President Biden signed a bill to provide Ukraine $61 billion for its war against Russia .

Yet the funding lacked a plan to help Ukraine win . 

Rather, it would merely let Kyiv buy more ā€œoff the shelfā€ weapons and ammunition to keep Ukraine in the fight. 

Or, as Defense Secretary Lloyd Austin told the Armed Services Committee, the US goal is to make sure that Kyiv ā€œhas help.ā€    

Yet the aid alone isn’t enough to actually triumph and serves little more than a band-aid to stop the bleeding in the close fight ā€” to halt Russian advances specifically in the eastern Donetsk Oblast near Chasiv Yar.

On Friday, Moscow renewed its offensive toward Kharkiv ā€” and on late Sunday Vladimir Putin installed new leadership at the Russian Ministry of Defense to make sure it succeeds.

It does let Ukraine target and destroy high value/high payoff Russian weapon systems and shape the battlefield, and it creates space to allow Kyiv time to rebuild combat power for another counteroffensive.

But more will be needed. 

National Security Adviser Jake Sullivan acknowledged that when he said the aid package was intended to ā€œhold the line ā€¦ to ensure Ukraine withstands the Russian assault.ā€ 

He added that Ukraine would need more funding to launch a counteroffensive in 2025, which would need approval from Congress and the White House ā€” implying that, if elected, former President Donald Trump would not support the effort.

The aid bill also allows Ukraine to buy new ATACMS munitions that can strike targets as deep as 190 miles. 

This could enable its forces to strike beyond its border and interdict Russian forces before they arrive on the battlefield.

It could also allow Kyiv to strike back against missile and drone launch platforms targeting civilians and critical energy infrastructure.

Thatā€™s a potential game changer ā€” if there are no restraints on its use.

In December 2022, the Biden administration secretly modified HIMARS rocket launchers sent to Ukraine so they couldnā€™t be used to fire long-range missiles into Russia ā€” a precaution it said was necessary ā€œto reduce the risk of a wider war with Moscow.ā€  

Will the new extended-range suite of ATACMS munitions come with the same restrictions?

It is questionable whether the White House ever thought Ukraine could win in the first place.

Afterall, then-Chairman of the Joint Chiefs of Staff Gen. Mark Milley advised Congress in 2021 that Kyiv could fall within 72 hours if a full-scale Russian invasion of Ukraine took place. 

The fall of Ukraine seemed a foregone conclusion.  

Yet Ukrainian battlefield successes complicated things.

The war ground to a halt, resembling a World I-like stalemate along a 600-mile front ā€” and despite Bidenā€™s 2020 presidential campaign promise of  ā€œno more forever wars,ā€ Ukraine turned into just that.

Letā€™s not kid ourselves: US support has been about ā€œweakening Russiaā€ all along ā€” and still is.

Winning was never the solution; it was all about managing an outcome that did not lead to a direct confrontation with Russia. 

Defense became the strategy. Only Ukraine didnā€™t get the memo.

Ukrainians did, in fact, believe they could win and restore the territorial integrity of their country. 

The White Houseā€™s desired ā€œnegotiationā€ end state became apparent in November 2022, shortly after Ukrainian troops pushed Russian ground forces out from Kherson and thwarted the Kremlinā€™s invasion force on the outskirts of Kyiv.

Milley told reporters at the Economic Club of New York that a victory by Ukraine might not be achieved militarily, adding, ā€œWhen thereā€™s an opportunity to negotiate, when peace can be achieved, seize it. Seize the moment.ā€

Last month Secretary of State Anthony Blinken said that the end of the war ā€œdepends mostly on Vladimir Putin and what he decides.ā€

Tellingly, he added: ā€œThe minute that Russia demonstrates that itā€™s genuinely willing to negotiate, weā€™ll certainly be there, and I believe the Ukrainians will be there.ā€

Days later, Austin stated, ā€œMost conflicts of this nature end in some kind of negotiation and, again, when that happens, we want Ukraine to be in the best possible position so that it can achieve its goals and agree on the right things.ā€

Essentially, the White House is offering Putin his desired ā€œsanitary zoneā€ in exchange for whatā€™s left of Ukraineā€™s sovereignty and eventual inclusion into the NATO alliance.

Zelensky will not accept that, nor will Europe: Putin will never abide by it.

Meanwhile, Russia is making incremental advances at a cost of nearly a thousand soldiers a day ā€” and constructing defensive positions as they go to retain it.

Bidenā€™s goal of ā€œweakening Russiaā€ has forced Ukraine to pay a terrible price. 

Ukraine is at an inflection point on the battlefield and is finding out that winning outright was never Washington’s intention.

That’s a monumental tragedy not just for Ukrainians but the whole world.

The length and depth of your business plan will vary depending on your business.   • The 8 elements of an effective real estate investment business plan

1. Executive summary

Most business plans start with an executive summary outlining the business opportunity and the core strategies of your business. 

It’s the first section that most readers (including loan officers) will read. You’ll want to highlight any unique value or competitive edge you have, such as a track record of generating positive returns, or knowledge of a specific market. 

You should also give a high-level overview of your financial projections and anticipated returns, which you’ll go into greater detail on in the plan’s financial section. If you’re writing a business plan because you’re seeking bank financing or an investment, this is a good section to state your funding request and how you’ll use those funds.

2. Company overview 

The company overview describes your company’s operational and legal structure . 

List whether you have any partners, and detail your team’s experience, expertise, and roles within the company. Also, outline your portfolio, such as investing in residential properties, commercial buildings, or new development projects. 

3. Investment strategy

There are many ways to invest in real estate — buying homes to rent out, fixing and flipping houses, pooling your resources with partners into a real estate investment group, investing in real estate investment trusts, and more. Describe your strategy and why it will generate the highest returns.You should also describe your criteria for choosing properties to invest in, and whether your primary focus is to invest in a certain geographic region or a type of property, such as apartments or fixer-upper homes.

4. Market analysis

If you have any experience in investment real estate, you know how important market research is. Imagine paying $1 million for an apartment building and adding $100,000 on renovations, only to realize you can’t find tenants to pay the higher rents you want to charge.

That’s where a thorough market analysis comes in. It helps you understand the landscape you’re operating in. 

Use resources like the U.S. Census Bureau to research your target market’s age, income, and population trends. Look online for local data about real estate prices and how they’ve changed over time, or reach out to local realtors to get a feel for the market.

You should also try to determine how much investment activity is taking place in the market and who you’re competing with for opportunities. 

Many cities and larger towns with development departments make their building permit databases available online, since permits are typically public records. Reviewing permit records can show you how much development activity is already occurring where you plan to invest.

5. SWOT analysis

Because of the risks involved in real estate investment, a SWOT analysis can be a helpful exercise. It’s a strategic way of evaluating your company’s internal and external environment (think about your company’s financial health as an internal factor, and interest rates as an external factor).

The SWOT analysis gets you thinking about your company’s:

Strengths: What you do well , and what unique resources you have.

Weaknesses: What you need to improve on, what resources you lack, or what your competitors do better than you.

Opportunities: What are the current opportunities you want to take advantage of?

Threats: What factors could expose your company to risk, or what might competitors do to harm your position?

6. Financial plan and forecasts

Your financial plan should provide a detailed view of the expected financial performance of your real estate investments. Include income statements , cash flow forecasts , and balance sheets projecting the next 3-5 years. 

List the assumptions you used in your projections, such as rental income changes from rent increases or unrealized revenue due to certain amounts of vacant commercial space. 

You should also include a break-even analysis. This calculates when you expect a property’s operating income to exceed the debt taken to buy and maintain it.

7. Exit strategy

If you’re writing your business plan for investors, detailing your exit strategy will clarify their pathways for realizing their returns. It also trains you to think about the long-term timeline for your investments and how to maximize their value. 

Consider strategies that will help you maximize your profits, like refinancing your properties or looking into potential tax-deferral opportunities like a 1031 exchange.

8. Appendix

The appendix is an optional section at the end of your business plan. It’s where you include additional documents that support your business plan but don’t fit in the plan. This might include your detailed market research data, financial tables not covered in the main sections of the plan, legal documents, or permit records.

  • Key considerations for writing a real estate investment business plan

To write a business plan that you can use as a guide for your decision making, consider places in the plan to emphasize these key points.

1. Develop a niche

If you’re a small investor or just starting, focus on carving out a specific niche for your investment strategy instead of trying to compete in multiple real estate segments. This could mean concentrating on a particular property type, such as multi-family homes, commercial real estate, or foreclosure properties, and diversifying your portfolio only after you’ve developed some traction. Or, you may decide to focus only on the segment you have the greatest advantage in.

2. Understand your risks

Real estate investment is inherently risky. 

Market dynamics, regulatory changes, and economic fluctuations can all impact the performance of your investments. 

As you compile research for your market analysis, dedicate time to conduct a detailed risk analysis to understand these factors and their potential impact on your investments. This includes assessing location-specific risks, economic cycles, and tenant or occupancy issues. 

Writing these out before they happen will help you think of strategies to mitigate these risks if they actually occur.

3. Network and develop market knowledge

Building a strong network with other real estate professionals, such as brokers and contractors, can provide valuable insights into the markets you hope to operate in. Document in your business plan how you will cultivate these relationships — you can include timelines for developing contacts in the milestones section of your plan.

Also, try to keep up to date on current events in the area, especially news about the regional economy. Look into the tax climate in the area, as well. All of this helps you build a deeper understanding of your market dynamics, and helps validate your investment strategy — or gives you reasons to reconsider.

4. Consider help with your financials

Even if you have the financial background to write financial forecasts, you may want to leave room in your budget for accounting support. 

If you’re starting or investing in an unfamiliar market, a CPA will help you navigate tricky tax issues that could throw off your projections. 

Include the expense of hiring an accountant in your plan if you decide to bring one on, and describe their role, whether it’s helping with budgeting, tax planning, or financial analysis.

Where in California have wages trailed rent hikes the most?

Itā€™s the Inland Empire with its fast-growing economy. It could not keep pace with the rising cost of being a tenant by the widest margin in California. But how did San Diego fare?

The pain: Rent hikes outpaced pay raises in 44 of 50 big U.S. metropolitan areas during the past four years ā€” and in four of six metros from California in this study.

The source: My trusty spreadsheet reviewed Zillowā€™s analysis of the growth in rents vs. increases in average hourly earnings between 2019 and 2023 across the nation .

The pandemic economy was not kind to renters. Nationally, rents jumped 30.4 percent over four years vs. pay hikes of 20.2 percent ā€” a 10.2 percentage-point cost shortfall for the typical tenant.

Next, consider the Inland Empireā€™s fast-growing economy. It could not keep pace with the rising cost of being a tenant by the widest margin in California.

In the past four years, rents in Riverside and San Bernardino counties jumped by 41.4 percent (the fourth-largest bump among the 50 metros). Meanwhile, wages in the Inland Empire rose by 23.3 percent (No. 7 nationally).

That meant the Inland Empireā€™s typical paycheck trailed the monthly rent check by 18.1 percentage points ā€” the 16th worst gap among the 50.

The worst shortfall, nationally speaking? Tampa! Its 50 percent rent hike (No. 2 of the 50) badly trailed 15.3 percent raises (No. 27) ā€” for a 34.7-point gap.

Pressure points

Three other California markets had smaller but similar gaps.

San Diego: 36.6 percent rent hike (No. 8) vs. 18.8 percent raises (No. 18) ā€” trails by 17.8 points (No. 17).

Sacramento: 28.6 percent rent hike (No. 30) vs. 16.2 percent raises (No. 26) ā€” trails by 12.4 points (No. 23).

Los Angeles-Orange County: 22.2 percent rent hike (No. 43) vs. 17.2 percent raises (No. 22) ā€” trails by 5 points (No. 41).

But in the Bay Area ā€” which has suffered significant population outflow in recent years thatā€™s dampened housing demand ā€” wages outpaced rents.

San Jose: 6 percent rent hike (No. 49) vs. 12.5 percent raises (No. 39) ā€” ahead by 6.5 points (the second-biggest win for renters).

San Francisco: 3.4 percent rent hike (smallest among the 50) vs. 12 percent raises (No. 42) ā€” ahead by 8.6 points (the biggest win).

At least this budget-busting trend cooled a bit last year, with pay increases in four out of the six California metros outpacing rents.

New construction of rentals plus slightly thinning demand for housing gave renters some pricing power. And a limited supply of workers kept pay hikes elevated.

San Joseā€™s 6.6 percent raises for 2023 beat a 0.8 percent rent gain. In the Inland Empire, 5.9 percent raises topped 3.1 percent rent hikes. San Franciscoā€™s 2.6 percent raises bested a 0.1 percent rent cut. And LA-OCā€™s 2.7 percent raises surpassed 2 percent rent gains.

But Sacramentoā€™s 1.6 percent raises were outpaced by 3 percent rent gains. And in San Diego, 1.4 percent raises trailed 3.1 percent rent hikes.

Russiaā€™s President Vladimir Putin began a Cabinet shakeup on Sunday, proposing the replacement of Sergei Shoigu as defense minister as he begins his fifth term in office .

In line with Russian law, the entire Russian Cabinet resigned on Tuesday following Putinā€™s glittering inauguration in the Kremlin, and most members have been widely expected to keep their jobs, while Shoiguā€™s fate appeared uncertain.

Putin signed a decree on Sunday appointing Shoigu as secretary of Russiaā€™s national security council, the Kremlin said. The appointment was announced shortly after Putin proposed Andrei Belousov to become the countryā€™s defense minister in place of Shoigu.

Belousovā€™s candidacy will need to be approved by Russiaā€™s upper house in parliament, the Federation Council. It reported Sunday that Putin introduced proposals for other Cabinet positions as well but Shoigu was is the only minister on that list who is being replaced. Several other new candidates for federal ministers were proposed Saturday by Prime Minister Mikhail Mishustin, reappointed by Putin on Friday.

Shoiguā€™s deputy Timur Ivanov was arrested last month on bribery charges and was ordered to remain in custody pending an official investigation. The arrest of Ivanov was widely interpreted as an attack on Shoigu and a possible precursor of his dismissal, despite his close personal ties with Putin.

Kremlin spokesman Dmitry Peskov said Sunday that Putin had decided to give the defense minister role to a civilian because the ministry should be ā€œopen to innovation and cutting-edge ideasā€ and Belousov, who until recently served as the first deputy prime minister, is the right fit for the job.

Tatiana Stanovaya, a senior fellow at the Carnegie Russia Eurasia Center, said in an online commentary that Shoiguā€™s new appointment to Russiaā€™s Security Council showed that the Russian leader viewed the institution as a political holding space.

Figures such as former Russian President Dmitry Medvedev have also been appointed to the security council: Medvedev has served as the bodyā€™s deputy chairman since 2020.

ā€œThe Security Council is becoming a reservoir for Putinā€™s ā€œformerā€ key figures ā€” people who he canā€™t let go, but doesnā€™t have a place for,ā€ Stanovaya wrote on social media.

The announcement of Shoiguā€™s new role came as 12 people were reported dead and 20 more wounded in Russiaā€™s border city of Belgorod, where a section of a residential building collapsed after what Russian officials said was Ukrainian shelling.

In Ukraine, thousands more civilians have fled Russiaā€™s renewed ground offensive in Ukraineā€™s northeast that has targeted towns and villages with a barrage of artillery and mortar shelling, officials said Sunday.

The intense battles have forced at least one Ukrainian unit to withdraw in the Kharkiv region, capitulating more land to Russian forces across less defended settlements in the so-called contested gray zone along the Russian border.

By Sunday afternoon, the town of Vovchansk, among the largest in the northeast with a prewar population of 17,000, emerged as a focal point in the battle.

Volodymyr Tymoshko, the head of the Kharkiv regional police, said that Russian forces were on the outskirts of the town and approaching from three directions.

A Russian tank was spotted along a major road leading to the town, Tymoshko said, illustrating Moscowā€™s confidence to deploy heavy weaponry.

An Associated Press team, positioned in a nearby village, saw plumes of smoke rising from the town as Russian forces hurled shells. Evacuation teams worked nonstop throughout the day to take residents, most of whom were older, out of harmā€™s way.

At least 4,000 civilians have fled the Kharkiv region since Friday, when Moscowā€™s forces launched the operation, Gov. Oleh Syniehubov said in a social media statement. Heavy fighting raged Sunday along the northeast front line, where Russian forces attacked 27 settlements in the past 24 hours, he said.

Analysts say the Russian push is designed to exploit ammunition shortages before promised Western supplies can reach the front line.

Ukrainian soldiers said that the Kremlin is using the usual Russian tactic of launching a disproportionate amount of fire and infantry assaults to exhaust their troops and firepower. By intensifying battles in what was previously a static patch of the front line, Russian forces threaten to pin down Ukrainian forces in the northeast, while carrying out intense battles farther south where Moscow is also gaining ground.

Russiaā€™s forces turn their focus on Ukraineā€™s northeast in what may be an ambitious new push

An official says Russian forces are probing Ukrainian defenses for weak points in the countryā€™s northeast.

It comes after Russia stepped up attacks in March targeting energy infrastructure and settlements, which analysts predicted were a concerted effort to shape conditions for an offensive.

Meanwhile, a 10-story apartment building partially collapsed in Belgorod near the border, killing at least 12 people and injuring 20 others. Russian authorities said the building collapsed following Ukrainian shelling. Ukraine hasnā€™t commented on the incident.

The Russian Defense Ministry said Sunday that its forces had captured four villages on the border along Ukraineā€™s Kharkiv region, in addition to five villages reported to have been seized on Saturday. These areas were likely poorly fortified because of the dynamic fighting and constant heavy shelling, easing a Russian advance.

Ukraineā€™s leadership hasnā€™t confirmed Moscowā€™s gains. But Tymoshko, the head of the Kharkiv regional police, said that Strilecha, Pylna and Borsivika were under Russian occupation, and it was from their direction they were bringing in infantry to stage attacks in other embattled villages of Hlyboke and Lukiantsi.
